Projects ready "is not quite ready ... and my choice ...

Anyone who intends to build his own dream house is finally before the decision - to buy a "project ready" building, or is it better to order an individual in the design office? ....

ever-increasing number of specialist design offices contributes to increasing competition and the battle for customers, it makes money slowly but gradually falling down. Their offer is becoming more complex and adapted to the client - that is our end users, which is good for us, including the financial aspect. You can buy a so-called. "Project ready" or have performed the "individual" tailored exactly to our conditions and requirements. Purchase of the project is finished, without a doubt, at first glance, cheaper solution. But is it really?



a few years ago I did not have too much choice - there were several companies specializing in the design houses. After reviewing the market offer I decided to buy the finished design company "Agrobisp. Fits me in many ways a house project include:
1) a technical description
  • utility and characteristics of the building,
  • architectural and construction solutions,
  • design
  • plumbing,
  • central heating,
  • gas installations,
  • electrical installations.
2) comments and information.
3) Architectural Drawings.

7) Permissible changes in the project of adaptation.


project included base case (includes all the above elements) and alternative option (which, however, require an all installations).


Feeling happy owner of a building plot and design my dream house I decided to take the next step - to apply to the competent authority to issue building permits. With a little time at the instigation of a friend decided to have carried out all work associated with obtaining permits specialist company. Looking at it from today's point of view, it was definitely the best solution and do it all again. The progress of my case I was kept informed by phone or in person. The company has acquired on my behalf:
  • decision to establish the conditions for building and land development,
  • decision to exclude the agricultural production of my plot of land for the construction of a residential building,
  • arrangements for power connection ,
  • arrangements for water supply connections and sewerage,
  • agree with the Board of the Jurassic Landscape Parks (because the land is located in the buffer zone of National Park),
  • prepared and submitted relevant documents to obtain a building permit.
During the arrangement, it appeared that the basic variant of the project did not quite comply with the requirements the Jurassic Landscape Parks (mainly concerned the layout and appearance of the building). After the consultation and the findings the Municipal Office I decided to choose the alternative building. This unfortunately necessitated the development of all systems of internal and external connections, and thus the subsequent expenditure.
The whole company has addressed the issues which, using its contacts with the designers gave me permission.
These design changes have not only cons but its pros.
most important positive change is possible to develop a custom installation which (I decided on a floor heating on the ground floor and the attic of conventional heaters) and hot water (300 liter hot water circulating pump assisted) using multiple sources of supply - I chose the fireplace with water assisted by a modern gas boiler and solar installation can be installed later.



And so after about 10 months I became the happy owner of a building permit. YOU WERE FINALLY TAKE TO CONCRETE WORKS ....
