deciding to build their own single-family home, we must remember the cardinal rule, prevailing in the Polish law, the owner of the land is always the owner of everything on the ground there, and therefore also erected on the buildings and structures.
Construction of even the smallest home is a difficult and time consuming process that can fully succeed only in possession of all its participants a great deal of knowledge, skill and diligence in carrying out their activities. Selecting a plot of land on which we want to build a house, we are guided primarily to its location, surroundings, area, price, and its surroundings, access to infrastructure (roads, electricity, water supply, sewerage, gas), the same parcel of land and the immediate surroundings and many other, individual factors, dependent on our needs and financial capabilities.
This quantity of various factors that may influence our choice, it should make us prudent decision-making, especially since the consequences of wrong choice will probably suffer for many years.
Under Construction Law, participants in the construction process are:
1) investor
2) investor's supervision inspector,
3) designer
4) The site manager or foreman.
Each of them has to meet certain obligations as described in Chapter 3 of the Article. Article 18. 27 Construction Law.
As an investor, you should first ensure that: the selection of appropriate building materials , develop a construction project and, if appropriate, other projects include construction management for a construction manager, develop a plan of safety and security health, performance and acceptance of works construction, and in cases of legitimate high degree of complexity of the work or the conditions of land, the supervision of the execution of works, by a qualified professional.
investor has a right in any case, regardless of the existence of such a requirement in the construction permit, hire an inspector or inspectors, and require the designer to perform the author's supervision over the implementation of its project.
